Most of us are not aware of Punch List or because of excitement, sometimes you forgot to focus on the aspects of what is needed to inspect before signing the punch list document.

What is Punch List?

From Wikipedia: A punch list is a document prepared during key milestones or near the end of a construction project listing work not conforming to contract specifications that the general contractor must complete prior to final payment. The work may include incomplete or incorrect installations or incidental damage to existing finishes, material, and structures. The list is usually made by the owner, architect or designer, or general contractor while they tour and visually inspect the project.

In most of the developers here in the Philippines, Punch List is a document that you sign indicating that you’re accepting the turn-over  and complete. It is like a checklist that presents to you by the developer or contractor upon the turnover of your real estate property. It is also your chance to inspect if everything is in good condition and what is needed to be fixed. If you fail to inspect a certain area of the house and something is not being done correctly, you will get some problems in the future of your home.

The picture below is an example problem that a homeowner encounter for the first month of stay in her house and lot.

Blocked drainage on the kitchen needs to be fixed and break the wall to replace the pipe where water runs.

Needed for Punch listing:

  • Contractor representative
  • Copy of floor plan and electrical plan
  • Tools like measuring tape, leveling tool, and electrical tester

 

Your checklist: 

In most situations where electricity and water supply is not yet available, it is going to be difficult for you to check the electricity line, switches, and water supply leakage.

  • The circuit breaker must be labeled (Possible issues like switches not working, no power outlet, grounded wires)
  • Power line and wiring
  • Water supply line (Possible issues like water leakage, poor water pressure)
  • Drainage line (Possible issues like blocked drainage, leak)
  • Doors and Windows lock and alignment
  • Wall finish (check for some possible crack)
  • Paint finished, free from bubble, scratches, and dents
  • Floor finished, check clean grouting for tiles, and good adhesive for parquet
